The most exciting part of building your own custom home is the ability to personalize the floor plan to your lifestyle. However, it is important to entertain the idea that one day you will have to sell your home. Meaning, one day it will no longer matter how you feel about the layout, but how others feel about it.

A recent report generated by the National Association of Realtors outlines some of the most popular features that home buyers consider when making a purchasing decision.

Out of 31 different home features, 65% of homebuyers considered central air conditioning to be the most important feature of the home. Buyers also listed dedicated laundry rooms, new kitchen appliances and eat-in kitchens as important areas when considering a purchase.

The age of potential buyer also plays a factor. The report showed that older buyers were looking for homes with only one floor and younger male buyers preferred homes with nine foot ceilings.

Other hot topics were fireplaces, garages and walk-in closets. Most home buyers even admitted that they would be willing to pay more for homes with basements, in-law suites and new appliances.

Buyer preferences also tend to vary by community or local area. Before you finalize your new home, be sure to consult both your builder and a local real estate agent. These professionals will be able to fill you in on what some of the more popular selling points in your area.
